Matthew Everingham recently chat to news.com.au about Sydney’s hottest market, the inner west.  First home buyers are finding it increasingly difficult to get into the market, yet affordable suburbs still exist, such as the immaculate two bedroom unit at 7/32-36 Short St, Homebush going to auction on Saturday, April 12 at 4pm.

RP Data recently documented Homebush West, Enfield, Concord West and Homebush as the most affordable suburbs for units with median prices under $500,000.

When asked which suburbs offer the best value for apartments Mr Everingham mentioned Croydon Park, Belfield, Homebush and Homebush West.

“They’re the remaining pockets where you can find property that’s $500,000 and under. Certainly when they do come up, there is competition for them,” he said.

“They are convenient areas and there’s great accessibility to transport. The city is not too far away.

“These suburbs are surrounded by some very high end areas, say Strathfield for instance … and they are looking for areas that are accessible to where they’ve grown up and still represent value.”

If you are unsure of when to sell your property this could be the time to act, as highlighted by Sydney’s recent auction clearance rates.

The clearance rate of 72.7% for the weekend was significantly higher than the 56.6% of properties sold in the corresponding weekend last year, as reported by Australian Property Monitors.

This past weekend marked the third week in a row for auction clearance rates above 70%, and analysts forecast a return to strength in the market not witnessed since 2010.

New grant for new homes!

Attention all vendors and purchasers of new property, a major change is commencing this October!

NSW first home owners purchasing a new home will be eligible for the $15,000 First Home Owner Grant (New Homes), where the contract date is on or after October 1, 2012. Eligible first home owners can receive the grant regardless of their income or the area in which they are planning to buy. However, there is a cap placed on the value of the home. Buyers Spring into action!

Spring has certainly sprung and just as Sydney’s weather is heating up so too is the prestige property market. Buyers are encouraged to act now as competition is set to intensify.

Sydney’s median house price has jumped 1.4 per cent in six months and according to Andrew Wilson at Australian Property Monitors, the market was ”in the best overall shape for years”. Dr Wilson expects the prestige market to ”tick upwards” over spring, helped by the recent lift in the sharemarket.

Head of Investment Strategy and chief economist at AMP Capital, Shane Oliver said the evidence was starting to build, with auction clearance rates, prices and housing finance commitments ”trending up”. ”Life should be a bit better for sellers, but buyers should expect a bit more competition,” Dr Oliver said. The aim is to buy as soon as possible because he expects prices to rise during spring.

Another factor sparking increased competition is the $7000 First Home Owner Grant for established homes ending September 30, with the $15,000 grant for new property starting October 1.

Interest in Sydney’s prestige market has been solid, with midweek open-home numbers for properties in the $2.5 – $3.5 million range attracting between 30 and 50 groups.

Surge in Sydney home loans
