Psssst: the agents everyone’s talking about

Half a million above a reserve just how good is that

Richard Matthews Real Estate is the agency making waves throughout the inner west with their phenomenal sales results and reputation for first class service, but you probably already knew that.

Yesterday the Inner West Courier published a feature article Half a million above a reserve: just how good is that? reporting on the auction of 25a Wallis Avenue, Strathfield that Richard Matthews sold for $1.9 million, a stellar $500k above the reserve price. Also mentioned was the outstanding sale of a humble Californian bungalow at 8 Moala Street, Concord West that sold prior to auction for a very handsome $1,020,000.

The Sydney Morning Herald also did a write-up on the amazing Wallis Avenue auction in their article Quirky homes smash reserves and the Herald Sun featured it in the story Sydney resilient as national home values fall for second straight week.

Keeping the art of customer service alive

Richard & Matthew: Refreshingly old school

Richard & Matthew: refreshingly old school

We live in a technology fuelled society that both helps and hinders customer service.  Email and text messages can replace a phone conversation and face to face meetings can take place over Skype.  Add to this the cost of living in one of the world’s most expensive cities.  Everyone is working hard to make ends meet.  Everyone is busy.  Work hours spill into personal time. Stress levels are high.  In all the rat race quality service often goes out the window. Products and services are provided without any passion or accountability and customers feel neglected.

Enter Richard Matthews Real Estate, where Directors Richard Baini and Matthew Everingham are keeping the art of quality customer service alive and well.  Their unwavering commitment to ‘make every client a client for life’ is echoed in the long list of honest recommendations they regularly receive.  Their service is so refreshing to clients it is often labelled “unique”.  Yet their approach isn’t a new concept, it’s based on the traditional values of respect and “old school” communication.  Clients are constantly kept informed and their needs are heard and acted on promptly.  Richard and Matthew never shy from the phone.  They are always available, day or night.  They live, breathe and eat real estate.  It runs in their blood.

Richard and Matthew’s empathy towards their client’s individual needs is evident in the heartfelt thank you letters and constant flow of referral business.  Most recently Susan White wrote a letter to Matthew ‘I can honestly say we have never experienced such a smooth, informative and professional service ever before.’ And that ‘We have not been able to stop telling our family and friends just how exceptional you guys are and we would not hesitate to use your services again in the future if need be.’

When their apartment sold Jacqui and Jeng said of Matthew ‘The guidance, advice and support you gave us from start to finish was incredible and made this process seamless.’  Following with ‘You worked tirelessly and professionally in helping us achieve a fantastic result and I would not hesitate to recommend you to our family and friends.’

Richard Patterson was ecstatic when his Wentworth Point apartment sold remarking ‘I not only recommend Richard Baini to you, I ask you to think carefully…Do you want a salesman or someone that will take your problems and get you a result? If you want a result Richard is the professional you are looking for, he took a scary situation for me and made it bloody easy.’

After the sale of their home in Burwood, Jordan and Esther Ng said of Richard ‘He is a determined individual, who goes above and beyond in formulating appropriate strategies with his competent team to achieve the best possible price during auction. He approaches challenges with much enthusiasm, and has a desire to always do the best that he can. His communication and engagement skills with prospective buyers and vendor are excellent.’

Inner west’s most affordable suburbs

IMMACULATE & AFFORDABLE! 7/32-36 Short Street, Homebush

Matthew Everingham recently chat to news.com.au about Sydney’s hottest market, the inner west.  First home buyers are finding it increasingly difficult to get into the market, yet affordable suburbs still exist, such as the immaculate two bedroom unit at 7/32-36 Short St, Homebush going to auction on Saturday, April 12 at 4pm.

RP Data recently documented Homebush West, Enfield, Concord West and Homebush as the most affordable suburbs for units with median prices under $500,000.

When asked which suburbs offer the best value for apartments Mr Everingham mentioned Croydon Park, Belfield, Homebush and Homebush West.

“They’re the remaining pockets where you can find property that’s $500,000 and under. Certainly when they do come up, there is competition for them,” he said.

“They are convenient areas and there’s great accessibility to transport. The city is not too far away.

“These suburbs are surrounded by some very high end areas, say Strathfield for instance … and they are looking for areas that are accessible to where they’ve grown up and still represent value.”

Buyers Spring into Auction Action

26 Scott St Croydon

BANG! ANOTHER SOLD AT AUCTION!      26 Scott Street, Croydon

Published Monday November 18, 2013

Sydney’s auctions are running hot this spring with the latest clearance rate another strong result at 80.6%.*  Richard Matthews has had an Auction Timetable jammed with vendors keen to take advantage of these eager buyers.  Properties have been so popular many have been snapped up prior to auction, such as the unit at 48/8 Wallace St, Blacktown, which sold the day before the scheduled auction.  The team has sold numerous units in this block, three in the space of just two weeks.  Then on Saturday the team set a new record price for the block with the auction sale of unit 50 for $345,000.

Richard Matthews have been successfully selling property across the whole of Sydney.  The suburb of Croydon has been bustling with activity.  On November 2nd the team sold a two bedroom, one bathroom apartment at 7/148 Edwin St North for $593,500 eclipsing the reserve price by $33,500.  5 Badminton Road sold prior to auction for a massive $1,510,000.  Most recently a modest three bedroom, one bathroom bungalow at 26 Scott Street sold at auction for $1,051,000.

Demand for quality property is high in this seller’s market.  This could be your optimum time to sell.  If would like to know what your property could be worth, or would like exclusive news on properties about to hit the market contact Richard Matthews Real Estate online or on 9642 4288.  Directors Richard Baini and Matthew Everingham are your friendly property experts who love to give their clients the attention and result they deserve.

The sky’s the limit: why selling at auction works

SOLD PRIOR TO AUCTION! 14/98a St Georges Cres, Drummoyne

SOLD PRIOR TO AUCTION! 14/98a St Georges Crescent, Drummoyne

When meeting a client for the first time we are often asked ‘how should I sell?’ and although every client’s situation and property is unique, an auction does have key advantages over a private treaty campaign.

Firstly, unlike a private treaty sale an auction has a ‘sale date’ which creates an instant sense of urgency.  Sometimes the pressure of the looming auction date encourages a buyer to purchase the property prior to auction, often for more than anticipated.  The recent sale of an apartment at 14/98a St Georges Crescent, Drummoyne by Richard Matthews Real Estate for $910,000 was well above the vendor’s expectations.

Competition amongst Sydney buyers is fierce right now with auction results often exceeding reserve prices.  Sydney’s latest auction clearance rate on July 13 was a stellar 81%.  Over the first quarter of this year the proportion of sales by auction across Sydney was 16.1%, a considerable improvement from 13.4% in 2012.

Private treaty sales are perceived as safe, with a set price that is often printed in the advertising.  Yet if it had gone to auction there is always a chance your property could have sold for higher than expected, but you will never know.  In contrast, when a property goes to auction the sky is the limit.  The reserve price is a safety net ensuring your property won’t be sold until a minimum is reached.  If you sold at auction now, with the current market conditions and a crowd filled with keen bidders, you could be very surprised by the sale price.

Sydney’s auction market on fire!

SOLD AT AUCTION! 3 Young St. Croydon NSW

SOLD AT AUCTION! 3 Young St. Croydon

This past weekend the auction clearance rate hit 75 percent, a further improvement from the previous weekend’s 72.7 percent.  This result brought Sydney’s clearance rates up to an average of 73 percent over the past month, a solid rise from the 55 percent averaged over the same period last year.  Clearance rates have improved despite a rise in listing numbers compared to the same period last year.

The Inner West’s auction clearance rate of 86 percent was solid, with the team at Richard Matthews Real Estate selling a four bedroom, one bathroom Bungalow at 3 Young Street, Croydon for $950,000.
